Where to live in Bengaluru based on your office: a commute-first guide (2026)

In Bengaluru, the single biggest quality-of-life decision you make when buying a home is not the clubhouse, the marble or the brand — it is how far you sit from your desk. A city famous for its traffic quietly taxes the wrong location every single working day. So the smartest way to shortlist is to flip the usual process on its head: start from your office, draw a realistic drive-time circle around it, and only then look at projects inside it.
This guide maps Bengaluru's major job corridors to the residential areas that actually serve them — Manyata, the Outer Ring Road belt, Whitefield/ITPL, Electronic City, Sarjapur Road and the airport/Devanahalli corridor. For each, you get the areas to live in, an honest note on traffic, and the kind of RERA-verified, Grade-A projects worth shortlisting. And because a static list can only take you so far, every section links to our live commute map at bricksguru.com/find, where you can pick your office, set your maximum drive time, and see every matching project on the map.
- Buy from your office outward. Pick the job hub first, set a realistic drive-time limit, then shortlist projects inside it — not the other way round.
- Google Maps is optimistic. Peak-hour reality can be 30-50% slower than the app suggests — always test your route at 9 am.
- Each corridor has a clear answer. Manyata → Thanisandra/Hebbal; Whitefield → Hoodi/Brookefield; Electronic City → EC Phase 1-2; ORR → HSR/Bellandur; Sarjapur for appreciation.
- Convenience vs. growth is the real trade-off. Shortest commute favours apartments inside the corridor; faster appreciation favours Sarjapur Road and North Bengaluru.
- Verify RERA every time. Stick to Karnataka-RERA-registered, Grade-A projects — our map shows the live RERA number on each one.

The peak-hour reality check
Bengaluru's map-app drive times are best treated as optimistic. During peak hours a "20-minute" commute can become 40-45 minutes, so test your exact route at your real commute time before you commit to a location.
Every drive-time promise in a brochure — and every estimate in a navigation app — assumes free-flowing roads. Bengaluru rarely offers those between 8-9 am and 6-8 pm. The ORR around Bellandur, the Whitefield approaches and the Silk Board junction are the usual culprits, where real journeys routinely run 30-50% longer than the quiet-hour estimate. That is why the drive times on our own map are labelled as estimated typical-traffic figures for guidance only — a starting point, not a guarantee.
How to test it properly: pick two weekday mornings, put the exact project address into your maps app at 9 am, and, if you can, actually drive it once. Note not just the minutes but the predictability — a route that varies wildly day to day is worse than a slightly longer but stable one. A home near a committed metro station often wins here, because rail time doesn't swing with traffic.
Manyata & North Bengaluru
If you work at Manyata Tech Park or the wider North Bengaluru belt, live in Thanisandra, Hebbal, Hennur or Jakkur — Thanisandra for value, Hebbal for mature infrastructure.
Manyata is one of the city's largest employment clusters, and the residential demand it generates has shaped the whole northern belt. Thanisandra is effectively a direct extension of Manyata's catchment and usually prices a notch below Hebbal, making it the value pick. Hebbal offers the deepest social infrastructure — schools, hospitals, the flyover network and quick airport access — while Hennur Road and Jakkur round out the options with newer supply. North Bengaluru is also the city's structural growth story, powered by the airport, the Aerospace Park and metro expansion toward Devanahalli.
One honest caveat: parts of the Hebbal lake belt carry genuine flood and approval-timeline risk, so verify stormwater and lake-buffer approvals on any low-lying plot. We cover the northern corridor in depth in our guide to North Bangalore's airport belt.

ORR: Bellandur, Marathahalli & Embassy Tech Village
For offices on the Outer Ring Road tech belt (Embassy Tech Village, Cessna, Bellandur, Marathahalli), live in HSR Layout, Bellandur, Panathur or Marathahalli — and weight proximity heavily, because ORR peak traffic is the city's toughest.
The ORR stretch from Bellandur to Marathahalli hosts one of the densest office concentrations in India, and it is also where Bengaluru's worst gridlock lives. That makes physical proximity more valuable here than almost anywhere else. HSR Layout is the perennial favourite for its balance of lifestyle and access; Bellandur, Panathur and Kaikondrahalli put you closest to the tech parks; and Marathahalli offers more affordable stock. Sarjapur Road (below) also feeds this belt with newer Grade-A launches.

Whitefield & ITPL
If your office is in Whitefield, ITPL or the EPIP zone, the shortest commutes are from Hoodi and Brookefield, followed by Whitefield proper, Varthur and KR Puram — and the Purple Line metro has made this the most improved commute in the city.
Whitefield is Bengaluru's most mature and battle-tested corridor, home to ITPL, Prestige Tech Park, international schools and a deep bench of gated communities. Hoodi and Brookefield sit closest to the office cluster and top the list if cutting commute time is your priority. Whitefield proper and Varthur offer the widest choice of Grade-A projects, while KR Puram and the Budigere Cross belt add newer, better-value supply. The extension of the Purple Line has transformed east-side predictability, so a home within walking distance of a metro station is worth paying up for.
Among the projects we advise on here is Godrej Whitefield Villas — one example of the Grade-A stock in this belt.

Electronic City
For Electronic City offices, live in Electronic City Phase 1 or Phase 2 for the shortest commute, with Chandapura, Hosa Road and Bommasandra as cheaper alternatives — and it now has the lowest rents among the major IT corridors plus Yellow Line metro access.
Electronic City is a self-contained employment island in the south, and living inside Phase 1 or Phase 2 keeps your commute short and simple. Hosa Road, Chandapura, Bommasandra and Neeladri Nagar extend the affordable options, and the new Yellow Line metro is steadily improving connectivity to the rest of the city. For buyers who want land rather than an apartment, the plotted developments off Hosa Road — such as Adarsh Forest Glen — are worth a look.

Sarjapur Road & the Wipro belt
Sarjapur Road suits buyers who want a balance of ORR/Wipro-Sarjapur access and strong price appreciation — live along Sarjapur Road, Kasavanahalli or Harlur, and expect a longer-but-improving commute in exchange for faster growth.
Sarjapur Road has been one of Bengaluru's fastest-appreciating corridors, feeding both the ORR job hubs and the Wipro Sarjapur campus, with the planned Hebbal-Sarjapur metro and the PRR/STRR road links promising further upside. The trade-off is honest: today's commute into the ORR core can be slow at peak, so this corridor rewards buyers who weight future appreciation alongside daily convenience. Kasavanahalli, Harlur and the Sarjapur main road itself carry the bulk of new Grade-A supply, including projects we advise on such as Prestige Garden Breeze.

Airport & Devanahalli
If you work in the airport/Devanahalli employment zone (KIADB, Aerospace Park), live in Devanahalli, Yelahanka or Bagalur — a fast-emerging corridor where you buy growth and space, with the airport metro as the connectivity anchor.
North of the city, the airport corridor has shifted from a pure investment play to a genuine live-and-work option as jobs cluster around the KIADB and Aerospace parks. Devanahalli offers large plotted and villa communities and the strongest long-run appreciation story; Yelahanka and Bagalur sit between the city and the airport with a good mix of apartments and plots. This corridor rewards a longer horizon — you are buying into infrastructure that is still being built.

How to choose: a 5-point framework
Turn "where should I live?" into a decision with five checks — the same ones we run when we build a client's commute-based shortlist.
- Draw the drive-time circle first. Fix your office, decide the maximum commute you'll accept (15, 30, 45 minutes), and refuse to look outside it. Our map does this for you.
- Do the real-traffic test. Check the exact route at 9 am on a weekday, and prize a predictable commute over a marginally shorter but erratic one.
- Decide convenience vs. appreciation. End-users weight commute; investors can trade minutes for a faster-growing corridor like Sarjapur Road or Devanahalli.
- Match the format to the goal. Apartments inside the corridor for daily convenience and yield; plots/villas a little farther out for space and land appreciation.
- Verify RERA and the all-in price. Confirm the Karnataka RERA registration, and compare the true all-in cost — not the base rate — before you decide. Our home-buying checklist lists exactly what to demand.
If you'd rather not do all five alone, that's what a buyer-side channel partner is for. We build the drive-time shortlist, model the all-in price, run the RERA checks and give you the honest cons of each project — free to you, because the developer pays us, not you.
Frequently asked questions
Which Bengaluru areas have the shortest commute to Manyata Tech Park?
Thanisandra, Hebbal, Hennur Road and Jakkur are the closest residential belts to Manyata, typically 15-30 minutes off-peak. Thanisandra is a direct extension of Manyata's housing demand and usually cheaper than Hebbal, while Hebbal offers the most mature social infrastructure. Always test the exact route at 9 am before you commit.
Where should I live if I work in Whitefield or ITPL?
Hoodi and Brookefield are the shortest commutes to the ITPL/EPIP cluster, followed by Whitefield proper, Varthur and KR Puram. The Purple Line metro has made the east-side commute far more predictable, so a home near a metro station is worth a premium here.
What is the best area to live near Electronic City?
Electronic City Phase 1 and Phase 2 are closest to the office parks, with Chandapura, Hosa Road, Bommasandra and Neeladri Nagar as slightly cheaper alternatives. Electronic City also has the lowest rents among Bengaluru's major IT corridors and is now on the Yellow Line metro.
Where should I live if I work on the ORR (Bellandur, Marathahalli, Embassy Tech Village)?
HSR Layout, Bellandur, Panathur, Kaikondrahalli and Marathahalli put you within 10-25 minutes of the ORR job cluster off-peak. Sarjapur Road also feeds this belt and offers newer Grade-A supply, though ORR traffic at peak hours is the city's heaviest, so proximity matters most here.
Is Sarjapur Road good for IT professionals?
Yes, especially if you value future price growth. Sarjapur Road feeds the ORR and Wipro Sarjapur job hubs and has seen strong appreciation as new Grade-A supply arrives, helped by the planned Hebbal-Sarjapur metro and PRR/STRR road links. People who want the shortest possible commute often pick Whitefield, while those prioritising appreciation lean to Sarjapur Road.
How accurate are Google Maps commute times in Bengaluru?
Treat them as optimistic. During the 8-9 am and 6-8 pm peaks, Bengaluru traffic can stretch a '20-minute' estimate to 40-45 minutes, especially on the ORR and around Whitefield. Always drive or check the exact route at your real commute time and day before you decide, not on a quiet Sunday.
Should I prioritise commute time or price appreciation?
If you will live in the home and commute daily, weight commute time heavily - a shorter drive compounds into years of your life and protects rental demand. If it is purely an investment, you can trade a longer commute for a faster-growing corridor such as Sarjapur Road or North Bengaluru. The ideal is a RERA-registered Grade-A project that balances both.
Apartment, villa or plot for a short office commute?
For the shortest commute, a branded apartment inside the job corridor usually wins on convenience and rental yield. Villas and plots tend to sit a little farther out, where land is available - you trade a few extra minutes for more space and stronger long-term land appreciation. Match the format to whether you optimise for daily convenience or long-horizon growth.
How do I check that a project is RERA-registered in Karnataka?
Every genuine project has a Karnataka RERA registration number you can verify on the state RERA portal for approvals, timelines and complaints. On BricksGuru's map at bricksguru.com/find, the live RERA registration number is shown on each project we can confidently match, so you can verify before you enquire.
