NRIs buy in Bangalore for the same reasons residents do — strong rental demand, a deep job market and family ties — plus the option to invest earnings back home. The process is very doable remotely if you set it up right.
What NRIs can (and can't) buy
Under FEMA, an NRI or OCI can freely purchase residential and commercial property in India. You cannot buy agricultural land, plantation property or a farmhouse (these can only be inherited or gifted). A regular residential apartment, villa or a residential plot is fine.
How payments work
- Fund the purchase through normal banking channels from your NRE, NRO or FCNR account, or via inward remittance.
- Payments must be in Indian Rupees through an Indian bank — not foreign currency handed over directly.
- Keep clean records of every remittance; you'll want them for repatriation and tax later.
Buying without flying down: Power of Attorney
Most remote purchases use a Power of Attorney (PoA) — you authorise a trusted person in India (or a specific-purpose PoA to your advisor/lawyer) to sign and register on your behalf. If you execute the PoA abroad, it typically needs to be notarised/attested (and adjudicated in India). Get it drafted narrowly and by a professional.

- Video site visits of the actual unit and neighbourhood.
- RERA verification on the Karnataka portal and independent legal title checks.
- An itemised all-in cost sheet so there are no surprises at registration.
Home loans for NRIs
Indian banks offer NRI home loans; EMIs are usually serviced from your NRE/NRO account. Keep documentation (passport, visa, overseas address and income proof) ready — approvals can be done remotely.
Tax & repatriation — the basics
- Rental income and capital gains in India are taxable in India; TDS applies.
- Sale proceeds can generally be repatriated within FEMA limits, subject to tax being paid and proper documentation.
- A DTAA between India and your country of residence may prevent double taxation.
